  • Handle Legal Issues and Evictions: In situations where a resident fails to pay rent on time, we initiate the process with a Notice of Intent to File Eviction. If rent arrears persist, we take care of the legal paperwork required to initiate the eviction process. We provide representation during the eviction court proceedings, should they become necessary. The costs associated with posting notices and filing eviction paperwork are borne by the property owner and are invoiced to the tenant.
  • Lease Enforcement Actions: In situations where a resident violates their lease agreement, we will promptly provide notice to the resident of the violation and ensure the violation ceases. In the event the violation does not cease, further legal action may be taken in collaboration with the property owner.
  • Water Bills Paid / Tenant Invoiced: In the event the water is not included in the rent, each month we review the properties water bill and pay the water bill from the property owners funds. Concurrently, we will invoice the resident for the water bill. Typically, most residents will pay the water bill on their resident ledger at the same time of their rent each month.
  • Resident Benefits Package: Our comprehensive package incentivizes residents to pay their rent on time each month and also assists with tenant retention.
  • 180 Day Tenant Replacement Guarantee: If the resident is placed by our team and subsequently vacates within 180 days after the lease start date, the property owner will receive a prorated reduction in the cost for our team to secure a new resident in the property. The proration is based on the number of months remaining on the lease agreement.
  • 360 Day Tenant Replacement Guarantee: If the resident is placed by our team and subsequently vacates within 360 days after the lease start date, the property owner will receive a prorated reduction in the cost for our team to secure a new resident in the property. The proration is based on the number of months remaining on the lease agreement.
  • Lease Renewal Fee: If a resident renews their lease, the property owner is invoiced $99 for the lease renewal. For our Premium Plan this fee is waived.
  • Occupied Property Intake Fee: If at the time our team begins managing your property, if the property is occupied and it does not have a rental license or is not registered with MDE (if required) our intake fee is $495 per property. In the event the property does have a rental license and MDE (if required) our intake fee is $295. For our Premium Plan this fee is waived.
